Custom Homes in Kerrville, TX

Building in Kerrville

Our main office is at 228 Washington Street in downtown Kerrville, and Kerr County is where we build the most. We build on acreage outside town, on lots inside the city, and upriver in Hunt.

Kerrville is the Kerr County seat. I-10 meets State Highways 16 and 27 here, San Antonio is about 65 miles away on I-10, and the Guadalupe River runs right through town. The city had 24,278 residents in the 2020 census, and the county had about 52,600.

Schools

Kerrville ISD covers the city with four elementary schools, Hal Peterson Middle School and Tivy High School. Land outside town may be in Ingram, Center Point, Hunt or Divide ISD. Eight school districts serve parts of Kerr County, so check the address with the district before you buy.

What we check on Kerr County land

Inside the city limits, a lot usually has city utilities and goes through city permitting. Outside them, the county and the groundwater district set the rules, and the land itself drives much of the budget.

Septic and water

Kerr County Environmental Health issues septic permits. Starting in 2026, every new septic system needs one, including on tracts over 10 acres, which used to be exempt. The soil and the slope decide whether you need a standard system or an aerobic one.

Wells go through the Headwaters Groundwater Conservation District, and you register a new well at least 10 days before drilling. On land subdivided on or after August 10, 2023, a new domestic well needs at least 10 acres and has to sit at least 75 feet from every property line. Older subdivisions have smaller minimums, so we check the plat date.

Floodplain, access and rock

Building in the 100-year floodplain takes a Floodplain Development Permit from the Kerr County Engineer. Along the Guadalupe and its creeks, we check the flood maps first and put the house on high ground wherever the land allows.

A new driveway onto a county road needs a county permit, and on a hillside the driveway can cost more than people expect, so we price it early. Kerr County also sits on the limestone of the Edwards Plateau, which shapes the foundation and site work.

Building in Hunt

Hunt is about 12 miles west of Kerrville on Highway 39, six miles past Ingram, where the north and south forks of the Guadalupe come together. Hunt is unincorporated, so building there means county septic permits, groundwater district well rules and, near the river, county floodplain review.

The land around Hunt includes river frontage and hilltop tracts with views up the valley. On river property we start with the floodplain map and put the house on the high ground. On the hills, most of the work goes into the driveway, the rock and running power to the house site. Hunt ISD goes through eighth grade, and high school students attend Ingram Tom Moore High School.

Questions about building in Kerrville

Do I need a septic permit on more than 10 acres in Kerr County?

Yes. Starting in 2026, Kerr County requires a permit for every new septic system, including on tracts over 10 acres that used to be exempt. Permits come from the Kerr County Environmental Health Department, and we file the application as part of the build.

How many acres do I need to drill a well in Kerr County?

That depends on when the land was subdivided. For land subdivided on or after August 10, 2023, the Headwaters Groundwater Conservation District requires at least 10 acres for a new domestic well, and the well has to sit at least 75 feet from every property line. Older subdivisions have smaller minimums. We check the plat date for your tract before you buy.

Can you build in the floodplain?

Building in the 100-year floodplain takes a Floodplain Development Permit from the Kerr County Engineer, plus the elevation rules that come with it. When the property allows it, we put the house on ground outside the floodplain, and we look at that before you close on the land.

Which school district will my land be in?

Kerrville ISD covers the city, and Tivy is its high school. Land outside town may be in Ingram, Center Point, Hunt or Divide ISD. Hunt ISD goes through eighth grade, and its students go on to Ingram Tom Moore High School. Check the exact address with the district before you buy.

Can you help me find land around Kerrville?

Yes. Tell us the area, how much land you want and what you plan to build, and we’ll look at properties with you. Before you make an offer, we’ll walk the land and tell you what it will take to build there.
